Trace maintain the waterproofing systems that we install using in-house directly employed staff. We do not as a rule sub-contract this work out to third parties, which can introduce split liabilities between those that installed the original system, and those that maintain.
We have a vested interest in ensuring that every clients system, is kept in the best possible health.
We started installing cavity drainage waterproofing systems in 1998, being the second Contractor in the UK to install the now ubiquitous perimeter drainage channel.
As a result we have maintained many systems for a very long time.
BS8102 (2022) includes specific guidance in relation to maintenance, as one of the authors of this we can ensure compliance.
Maintaining waterproofing channels
Perimeter drainage channels collect penetrating water, diverting this to the discharge point. Waterproofing channels should have access ports and should be checked and cleaned as necessary, as part of the maintenance process.
Waterproofing pump systems
Where pumps are employed to remove water, they should be checked, cleaned and replaced in time on a prevantative basis.

Trace employ market leading battery back-up systems based upon Victron inverter technology and communications standard batteries with up to 12 year service life.
Drainage channel maintenance
Just a note in respect of this, there are specialist pump companies that offer to undertake the maintenance of the basement sump pump systems, however they do not also maintain the channels. This is not a comprehensive cavity drainage maintenance service. Worth checking with your provider and ensuring that everything is included.

Guidance for Waterproofing Clients
As waterproofing design specialists, Trace have produced simple to read guidance documentation, relating to the varied components of sump pump systems, what they do and the implications in respect of protection provided. This is so that Clients can easily understand what they've got and how this protects.
We make it easy for clients with older and more basic systems to understand the difference between what they have and what is now the norm - what we now recommend.
Preventative Waterproofing Systems maintenance
Maintenance of cavity drainage waterproofing is undertaken on a preventative basis, we keep drainage channels clear to ensure that water can flow to sump pump systems. Pumps and back-up systems are maintained to extend service life, but at a point should be replaced prior to failure.
Sump pump systems are (at least by Trace) always designed with redundancy in mind, we design on the basis that a pump could fail, so always integrate dual pumps - if one pump fails the other takes over, and also battery back-up which protects against power outage. Notwithstanding, preventative maintenance and replacement of plant in time is prudent.

The 2022 revision of BS8102 includes specific guidance both on the commissioning and maintenance of sump pump systems for cavity drainage waterproofing. Trace undertake both, and we provide detailed correspondence to demonstrate and record the work that has been undertaken.
